Up-and-Coming Neighborhoods in Cameron County

If you've read our piece on the growth exploding across Cameron County — SpaceX, the LNG terminals, the refinery, the Port of Brownsville deals — you already know the scale of what's landing here. This is where I'd actually put my money if I were investing in it right now.
Where I'd invest
If I were an investor today, three neighborhoods would be at the top of my list: Summerhill, Rancho Viejo, and Laguna Vista.
These aren't necessarily brand-new areas. What makes them worth watching is their proximity to where all this growth is actually landing. And the market is already telling us something: we're seeing days on the market increase and multiple offers coming in on properties in these areas — in what is otherwise a buyer's market across a lot of the region right now. That combination doesn't happen by accident. It happens when demand is quietly building ahead of where the headlines are pointing.
Why this isn't a short-term bump
What makes this genuinely worth watching long-term is that the growth driving it isn't a one-time event — it's built on long-term contracts. SpaceX, the LNG terminals, the refinery — these are multi-year, multi-billion-dollar commitments, not short-term projects that wrap up and disappear. That means the employment base behind this growth isn't going anywhere soon, and we're not seeing signs of a slowdown on the horizon.
We're already getting the calls
This isn't theoretical anymore — we're already fielding real interest. A few weeks ago, at a swim workout with our triathlon team on the beach (we're training for an Ironman 70.3), an athlete training alongside us mentioned that his SpaceX stock vests for sale in November, and asked us to let him know when that time comes so he can buy a rental property or two with it.
That's the kind of conversation happening on the ground right now, not in a boardroom somewhere. The growth is coming, and it's already showing up in real decisions real people are making.
