Some of the best deals I've been part of didn't start out as commercial deals at all — they started as residential relationships that grew over time. This is one of them.

How the relationship started

This one started as a personal relationship, not a business one. It was only once this person realized I actually invest in real estate myself — not just sell it — that the real conversation started. That's what opened the door. We began working together on rentals and flips first, small residential deals, before the relationship gradually grew into commercial territory. As we both got more comfortable working together, we moved into bigger and bigger deals, to the point where we were genuinely benefiting one another — not just a client and an agent, but two people building alongside each other.

The on-market opportunity

This deal was a triple-net Dollar General property that we actually found on the market — not some hidden, insider-only listing, but a real opportunity that was publicly available and simply required knowing what to look for and moving on it with the right analysis.

The unused acre nobody else saw

Here's the part that made this deal genuinely special: even though it was sitting right there on the market for anyone to see, there was a full acre in the rear of the property that wasn't being used for anything — and nobody else who looked at it saw the opportunity. Most people looking at the deal on paper wouldn't have thought twice about it — but knowing the local market, I recognized there was real value sitting there unused.

Turning that acre into cap rate

We identified storage and garage development as the highest-value use for that unused rear acre. Once that was built out, it didn't just add standalone value — it meaningfully improved the overall return on the property, taking the cap rate from around 8% up to 12%-plus.
